Studios at €50–70 a night can't cover cleaning costs within a 25% all-in commission without enforcing minimum stays — which cuts off weekend breaks and short bookings. At 18%, cleaning is a flat fee paid by guests directly. Every booking, at any length, works. All 12 services included.

Can I use my property myself during the year?

Yes, always. Through the owner app you can block any dates for personal use at any time. We work around your calendar, not the other way around.

What if something in the property gets damaged?

We collect a security deposit from every guest before arrival. Minor damages are handled and deducted from the deposit. You are notified immediately of anything significant and consulted before any repair is authorised.

How and when do I get paid?

Monthly bank transfer to your account, by the 10th of the following month. A full income statement is provided with each payment so you always know exactly what came in and what was deducted.

Is my property eligible? What types do you manage?

We manage studios, apartments, maisonettes, villas, and houses across Loutraki and the wider Corinthia area. The property must have a valid AMA (short-term rental registration number) or we can help you obtain one as part of onboarding.

What is the minimum contract period?

Our standard agreement is seasonal (April–October) or annual. We discuss the best structure during the free assessment based on your property and goals.

How do you handle AADE and tax obligations?

We collect and structure all required guest data (name, passport/ID, nationality, arrival/departure) for your AADE short-term rental filings. Monthly income summaries are provided in a format your accountant can use directly. We do not file on your behalf — that remains your responsibility — but we give you everything you need.
