A one-bedroom apartment in Loutraki earns between €9,000 and €12,000 a year on Airbnb and Booking.com, a two-bedroom €12,000 to €17,000, a house with a pool €30,000 to €50,000 and a good villa €50,000 to €70,000, gross from nightly rates before commissions and tax. Those are the figures from the last twelve months across about 700 short-term rentals in Loutraki and Corinthia, and they are the honest starting point for anyone asking the question in the title.

The pattern is simple. Small apartments are the steady earners: less money, but a narrow spread between an average year and a good one. The bigger the property, the wider the gap between an average result and a good one: a three-bedroom house earns €17,000 in average hands and €27,000 in good ones, and the best villas make double the typical figure. Why Loutraki, and why the centre

Loutraki is an hour from Athens, and that is the whole business model. Athenians come for weekends from spring to late autumn and keep coming in winter for the thermal spa, the casino and the seafront, so an apartment in the centre of town rents for far more than eight weeks a year: a good one is booked half the nights of the year, and November to March still brings in a fifth of the annual income. The coast villages towards Corinth are a summer market with quieter winters, and villas with pools are a summer business almost everywhere. The town also has an events calendar that fills beds outside the summer: basketball tournaments, the salsa festival at the casino, rally weekends, UCI cycling races and other sports competitions bring teams, families and fans who need somewhere to sleep in April or November, not July. With the Athens suburban railway due to reach Loutraki by the end of 2026, the weekend market only grows.

Inside the town, the streets between the seafront and the square rent best and longest. A sea view is worth about a tenth more over the year, on both rate and occupancy, and a balcony or terrace guests can sit on matters more than an extra square metre inside.

What makes the difference

Three things separate a good year from an average one, and none of them is luck. First, the property has to sleep as many guests as it comfortably can: families and groups pay more per night than couples, so a one-bedroom that sleeps four with a proper sofa bed earns noticeably more than one that sleeps two. Second, reviews. Properties rated below 8.5 out of 10 earn about a third less than those rated 9 and above, and the difference is empty nights, not lower prices: guests do not haggle with a tired apartment, they book a different one. Third, pricing that moves with demand week by week, which is where most self-managed listings leave money on the table in July and August and sit empty in October.

A private pool is a category of its own. It roughly doubles the income of a three-bedroom house and turns a two-bedroom house into a villa in the eyes of guests, and a heated pool extends the season into April and October.

What the owner keeps

The figures above are gross. Platform commissions take roughly 13 percent blended across Airbnb, Booking.com and direct bookings, then comes the management fee if you use a manager, then income tax. On our full-service package at 25 percent plus VAT, the owner of a good two-bedroom keeps about €10,000 before tax from €16,700 gross; on the 18 percent plus VAT plan for studios and one-bedrooms, with cleaning charged to guests, a good one-bedroom leaves about €7,800 from €11,600. The tax then depends on whether you own the property as an individual or through a company, and it is worth a conversation with an accountant before the first booking, not after.

Is it worth it?

For a one-bedroom in the centre, yes, if you treat it as a business and not as a holiday home that occasionally has guests: €10,000 to €12,000 a year for an apartment worth €150,000 is a return a long-term tenant does not match, and you keep the use of it. For a villa with a pool it is clearly yes. For a dated apartment far from the sea with no view, the honest answer is that it will earn something, but the numbers above will not apply until it is brought up to standard.
