Every summer we get the same phone call, usually from Athens, sometimes from Amsterdam, Brussels or Warsaw: "We stayed in Loutraki, we loved it, what would a small apartment cost us?" This is the answer we give, written down.

Why Loutraki works as a holiday base

Loutraki is 80 km from Athens, about an hour by car and roughly 75 minutes from the airport, and the Athens suburban railway is being extended into Loutraki itself, with the new line due to open by the end of 2026. That distance is the whole point. A holiday apartment here is not a once-a-year place. Athenians come for weekends from April to October, and the town does not shut down in winter: the thermal spa, the casino, the seafront cafés and the shops along the main street run all year. For foreign buyers it means the apartment is usable on a long weekend, not only in August, and rentable for far more than eight weeks a year.

The beach is a long pebble strip with Blue Flag water, the promenade runs the length of the town, and within twenty minutes you have Lake Vouliagmeni, the Heraion at Perachora, ancient Corinth and the Isthmus canal.

Which part of town

Loutraki is small, but the choice of street changes the price and the rental result more than anything else.

The seafront and the first two or three streets behind it are the strongest rental locations. Guests want to walk to the beach without a car, and listings here book first. Prices are the highest in town, and true seafront with an open sea view is scarce.

The centre, between the seafront and the main road, is where most renovated one and two bedroom apartments are. Five to ten minutes on foot to the beach, quieter than the front, and the best balance of price and rental income for most buyers.

The hillside above the town gives sea views at a lower price per square metre, usually in maisonettes or newer buildings. Better for owners who will use the place themselves a lot; guests without a car find the walk back up less charming.

Perachora village and the Lake Vouliagmeni side are for buyers who want a house rather than an apartment, with more land, more privacy and lower prices, at the cost of needing a car for everything.

What it costs in 2026

At the time of writing there are around 455 apartments for sale in Loutraki on the main Greek property portal. Prices start at around €50,000 for smaller studios, and the middle of the market is around €2,900 per square metre. In practice that means:

  • Small studios: from about €50,000.
  • Older apartments needing work: 50 to 65 m² from roughly €80,000 to €120,000.
  • Renovated or well-kept apartments in the centre: 45 to 55 m² from about €140,000 to €185,000.
  • Sea-view and new-build apartments near the front: about €3,500 to €5,000 per square metre, so €200,000 to €300,000 for a 50 to 65 m² apartment. First-line new builds with an open sea view go higher, and there are very few of them.

Golden Visa: two routes

Loutraki is in the €400,000 tier of the Greek Golden Visa, the lower of the two main tiers. There is a second route that few buyers know about: a commercial space, shop or storage unit anywhere in Greece, legally converted into a home before the application is filed, qualifies at €250,000, with no minimum size. We can tell you quickly whether a specific unit can be converted and what it would take.

One rule matters more than the thresholds: a Golden Visa property cannot be rented out short-term. If your priority is residency, the visa works well here. If your priority is rental income, buy outside the programme.

What it earns when you are not there

This is the question that decides most purchases, and the honest answer is: it depends on the street and on how it is run. A well-presented one-bedroom apartment a few minutes from the beach, listed on Airbnb and Booking.com with dynamic pricing, typically grosses €12,000 to €16,000 between May and October, with the owner still keeping some weeks for themselves. Two bedrooms with a terrace or a sea view do better; ground-floor apartments in the back streets do less.

Yes. EU and non-EU citizens buy freely in Loutraki; it is not in a border zone. You need a Greek tax number (AFM) and a Greek bank account, both of which we help you arrange.
