Tell us what you are looking forHouses here come in two kinds. In Loutraki town and Livadaki you find maisonettes and detached houses with a garden, a short walk or drive from the beach. On the hills of Pousi Meidani and towards Perachora the plots are larger and the villas come with pools and views over the gulf.
For a house the plot and its papers matter as much as the building: whether it is inside the town plan, the building permit and the legalisation of any later additions. We go through these with your lawyer and engineer before you commit.

In our current listings (November 2026) a typical apartment costs about €150,000, around €3,000 per m². Apartments start from €92,000, houses and villas from €118,000 (typical price about €310,000) and building plots from €12,000. Across the wider Loutraki market the middle is around €2,900 per m², and sea-view or new-build apartments near the front reach €3,500 to €5,000 per m².
Loutraki falls in the €400,000 tier: one property of at least 120 m² bought for at least €400,000. Golden Visa properties may not be rented out short term (Airbnb, Booking.com). Ask us for current listings that qualify, and confirm the rules with your lawyer.
Mainly a clean title, building permits and the legalisation of any later additions, registration in the cadastre and an energy certificate. Your lawyer and an engineer check these before signing; we work with both.
